What Actually Happens to Your Demolition Waste?

People tend to picture demolition waste as one undifferentiated pile heading to landfill. In practice, most of a house is recoverable, and how well it is separated affects both environmental impact and what you pay.

What comes out of a typical house

**Concrete and brick** make up the bulk by weight — slabs, footings, driveways, paths, walls. Crushed, this becomes recycled aggregate used as road base and fill. It is one of the most reliably recycled materials in construction.

**Scrap metal** — roof sheeting, structural steel, pipework, wiring, fixtures — has genuine value and is straightforward to recover.

**Timber** from framing, flooring and joinery can be reused or reprocessed. Older Bayside homes often contain hardwood well worth recovering, sometimes of a quality difficult to buy new.

**Clean fill** — soil and inert material — can be reused on site or elsewhere.

**Fixtures and salvage** — bricks, tiles, doors, period joinery, sometimes whole architectural elements — can be sold or reused when removed carefully.

Why separation affects price

Disposal is largely priced by weight and by material type, and mixed waste costs more to dispose of than sorted streams. Recovered metal has resale value. So separation is not purely environmental — it changes the disposal bill, and a demolisher who sorts properly can price more competitively than one who skips everything together.

The catch is that separation needs space and staging discipline. On a wide Bentleigh block with room for several bins that is easy. On a narrow Hampton block with a single side driveway it takes planning, because there is rarely room for multiple bins at once and the strip-out has to be sequenced so materials come off in an order the site can handle.

Asbestos is entirely separate

Asbestos does not enter the recycling stream at all. It is removed by licensed operators before general demolition, transported under specific requirements, and disposed of at an EPA-approved facility licensed to receive it. You should receive documentation confirming lawful disposal.

This is why asbestos removal is priced separately and why it must happen first — contaminating the general waste stream would be both unlawful and expensive to remediate.

Salvage worth planning for

If there are materials you want recovered — hardwood flooring, period bricks, distinctive joinery, fixtures — decide before demolition starts. Salvage is a careful strip-out done ahead of machine work, not something added once an excavator is on site. In Beaumaris in particular, mid-century homes often contain materials genuinely worth saving.

Mention it at quoting stage and it can be built into the program. Mention it on the day and it is usually too late.
